What's New in the FAA
FAA Executive Committee Installed
The 2019-2020 FAA Executive Committee was installed at the 2019 FAA Annual Conference & Trade Show closing celebration dinner on Friday, October 4. President Katie Wrenn was sworn in by Kellie Jackson, Wrenn's mentor as well as a past president of FAA. Other officers were sworn in by Mike Clow, president of the National Apartment Association. They are: Kimberly Maggard, vice president; Kristi Novak, treasurer; Jimmy Chestnut, secretary; Bonnie Smetzer, immediate past president; and Lisa LaVigne, associates' vice president. Lindsey McClain, who was not at the event, will continue to serve as AE council chairman.
 
The Florida Apartment Association is asking multifamily industry professionals to propose educational sessions for the 2020 FAA Annual Conference & Trade Show. FAA wants to provide its members with educational and innovative speaker sessions that will actively engage and inform members. Speakers and sessions should stimulate discussions and address topics that directly impact members and all aspects of the multifamily industry. Please note, the call for presentations is for apartment industry management and supplier members only. Some restrictions apply to proposals from supplier members. Professional speakers and speaker agencies should email Ralph Robinson, FAA director of meetings, at ralph@faahq.org.

FAA Sets Legislative Platform
FAA's government affairs team and members met on Oct. 2 to discuss legislative priorities for the 2020 Florida Legislative Session. The priorities are:
  • Protect the Sadowski Affordable Housing Trust Fund.
  • Reduce emotional support animal fraud and abuse.
  • Clarify fire radio system requirements.
  • Allow local governments to offer affordable housing tax incentives.

Management Spaces Still Available for 2020 FAA Leadership Lyceum
FAA members from apartment communities and management companies who are interested in future leadership positions with their local affiliate or FAA are encouraged to ask their local association executives to nominate them for the 2020 FAA Leadership Lyceum. The 2020 FAA Legislative Conference, to be held January 28-29 in Tallahassee, affords management and supplier members of FAA the opportunity to share FAA's legislative priorities with legislators and legislative staff. The conference includes a briefing on January 28 to prepare members for meetings at the Statehouse on January 29. Learn more and register.

What's New Nationally
 
On September 18, Housing Rights Initiative (HRI) and a class of potential renters filed a lawsuit against seven national or regional property management firms, alleging age discrimination in advertising in violation of local fair housing laws in the Washington, D.C. metro area. This case is the first fair housing complaint against rental housing owners and operators, challenging their advertising practices on Facebook. Read more
 
The 2017 tax overhaul gave rental housing owners a tax break. But to take advantage of that, they need to send in their 1099 forms early next year, according to the Wall Street Journal. Read more.
 
Deal volume fell 7 percent year over year, according to the most recent Real Capital Analytics (RCA) US Capital Trends apartment report. Single-asset sales continue to increase as investors chase yield and safety in a potential recession. Read more.

Lisa LaVigne, account executive for Real Floors Inc., was elected chairperson of the FAA Florida Suppliers Council at the council's annual meeting on Wednesday, October 2 at the Hilton Orlando Bonnet Creek. Other FSC officers who were elected are Justin Frost, CAS, director of sales for Affinity Waste Solutions, vice chair; and Jonathan Smith, regional sales manager for Arbor Contract Carpet, secretary. Sabrina D'Ali, district general manager for Cort Furniture, is immediate past president.
